Outdoing Competition In Brisbane’s Top Promising suburb

Today I want to share some valuable insights from my “competitor scoping” trip to Deception Bay.

And to be honest, Deception Bay used to be such an unlikely suburb for me to invest in. If you asked me two years ago if I’d be in this suburb, I’d tell you. “No! no! no way!”

But due to the price hikes in 2020 and 2021, my focus shifted further from Brisbane CBD to places like this. I recently settled my exciting 25-lot subdivision project here, and now I’m here to check out what the competition is up to.

So if you want to learn how I’m creating a competitive edge and how you can do the same –– keep reading!

You know, there’s no harm in learning from your competitors. In fact, quite the opposite! So here we are on Plant Street, Deception Bay, taking a closer look at this 41-lot land subdivision I just stumbled upon.

It’s a project called Seagrass, done by Gallery Homes.

The first thing you want to do when you check out your competition, is identify YOUR unique selling points.

Here are some key areas that are always worth considering:

Location

OK, everyone knows the three most important things in property are “location, location, and location.”

Location is always critical. But it’s also contextual.

Allow me to explain.

As I look as Seagrass, I see the residents here will enjoy proximity to amenities like Aldi, McDonald’s, and petrol stations. Which is a winning point for this location. However…

Seagrass also sits near industrial areas. Including a storage facility with striking yellow garage doors that would be ugly to look at as your backyard view.

Our project, in contrast, boasts a purely residential location. All there is opposite it is rural land.

Ensuring a tranquil environment for future residents that you just can’t beat, not even by living closer to Maccas!

Lot Sizes

Another key differentiator is our lot sizes.

Seagrass offers blocks ranging from 225sqm to 475sqm –– our project’s smallest lot is 580sqm. That’s 20%-125% bigger lots!

And the majority of our 25 blocks have massive 15-meter frontages.

This gives our buyers more space and flexibility for their dream homes, setting us apart in the market.

Other Factors?

When finding the best light to shine on your project, there are many other factors you can consider.

And the more things you have going for your project, the better!

So the important lesson for you today is, always be on the lookout for new ways your projects can stand out.

With our Deception Bay project, we’ve created a competitive edge by focusing on larger blocks, bigger frontages, and a quieter location.

And I’m confident that these factors will appeal to buyers seeking more space and tranquility, paving the way for success in this blossoming suburb.
